Nimman: ground zero for nomads

If you ask any digital nomad in Chiang Mai where they live, half will say Nimman. It's the dense expat-friendly district just west of Old City, anchored by Nimmanhaemin Road and MAYA Lifestyle Shopping Center.

Vibe: Cafes everywhere. Coworking spaces walking distance. International restaurants. Bars and nightlife. Yoga studios. Gyms. Walk-friendly. The "social nomad" environment.

Rent ranges:

  • 1-bedroom condo (35 to 55 m²): ฿14,000 to ฿25,000/month.

Cons: Most expensive option. Tourist density on weekends. Noise on Soi 5, 7, 9 (bars). Limited green space.

Santitham: cheaper, quieter, Nimman-adjacent

Two to three km north of Nimman, around Santitham Road. Mostly Thai-residential with growing nomad presence.

Vibe: Local Thai energy with nomad outposts. Cheaper rent. Genuine Thai food on every corner. 5-minute scooter to Nimman.

Rent ranges:

Old City and Wiang Kaew: cultural and walkable

The moat-surrounded historical core. Mix of guesthouses, condos, and traditional Lanna houses.

The Ping River runs along the east side of Old City. The Riverside area south of the bridge has a quieter, slightly upscale feel.

Vibe: Slower pace. River breeze. Mix of art studios, mid-tier restaurants, longer-stay expats.

20 to 40 minutes north of city. Mountainous, agricultural, fewer foreigners.
